Colorado Springs Short Term Rental checklist
Built from the City of Colorado Springs short term rental application requirements and checklist published by the Planning Department, checked November 1, 2026.
Know your tier
- Decide the tier before anything else: owner occupied or non owner occupied. The city treats them differently.
- Non owner occupied: confirm the 500 foot separation from another non owner occupied Short Term Rental for your address. If the separation fails, the permit fails.
- Owner occupied: assemble proof of primary residence, two documents from the city's list (driver license or state ID, voter registration, tax or utility records, and similar).
The application packet
- Completed short term rental application and the standards and review criteria checklist, initialed where it asks.
- The annual affidavit, signed and notarized, ready to file with the application.
- Permit fee paid: the city lists $119 (as published when checked).
- Proof of at least $500,000 in liability insurance. A hosting platform contract that acknowledges coverage (Airbnb or VRBO, for example) can serve as the proof.
- City sales tax license in hand, unless the rental is listed only on Airbnb or VRBO, which collect the city tax themselves.
- Proof of the listing: a link or listing number for the hosting platform.
- The packet is submitted through the city's electronic submittal system, and staff are notified of any change within 3 days.
While you operate
- The approved permit is posted inside the dwelling, adjacent to the front door.
- Good Neighbor Guidelines go to every tenant in the rental agreement and are posted prominently inside the residence.
- Tenants get a parking diagram or clear description of the available spaces, posted prominently.
- An emergency contact is in place for non life threatening issues, as the city's materials require.
- The permit runs one year from issuance. Renewal takes an updated application, affidavit, and the permit fee; calendar it before it lapses.
Check with the city
- Whether your zoning allows the use at your address, and any PUD or overlay conditions: the application materials point to the zoning code (Title 17, Chapter 7) as the authority.
- HOA and condo rules: not in any public dataset. Check in writing.
