Summit County Short Term Rental checklist
For unincorporated Summit County only. The incorporated towns (Breckenridge, Dillon, Frisco, Silverthorne, Blue River, Keystone area towns) run their own programs. Built from the Summit County short term rentals and regulations pages, checked November 1, 2026.
First: jurisdiction and cap
- Confirm the address is in unincorporated Summit County, not inside a town. The county GIS parcel tool shows the jurisdiction.
- Identify the property's basin. Type II licenses are capped by basin: Lower Blue 550, Upper Blue 590, Snake River 130, per the county's published cap materials.
- If the basin is full, your path is the county waitlist. Only property owners can apply for the waitlist; placement does not guarantee a license, and no property may advertise or rent until a license is issued.
The license and operations
- Short Term Rental license obtained from the county before advertising or operating.
- A Responsible Agent is named: available 24/7 with a text enabled phone, able to respond with a plan for resolving an issue within 60 minutes of a report.
- The county's Good Neighbor Guidelines go to every renter with the rental contract and are posted in a prominent place inside the unit.
- All applicable taxes are remitted. County license holders must remit the taxes the county and state apply to the stay.
- The license is renewed inside the county's renewal window. The county accepts no late renewal submittals.
Check with the county
- Current waitlist lengths and expected wait by basin: these move, and the county's waitlist page is the only current source.
- Whether an accessory apartment or lock off on the parcel changes what can be rented: the county restricts short term rental of accessory units tied to long term workforce housing.
- HOA and condo rules: not in any public dataset. Check in writing.
